Phase #1 - Exploration

A focused exploration where we work together to understand your dream home development goals turns into a FREE detailed preliminary budget. While others charge for this, we want you to see what we can do before any money changes hands. That’s the Woolrich difference.

Discovery & Fit

Our process begins with a complimentary phone consultation where we take time to understand your renovation or custom home build ideas, priorities, and overall vision. This is an opportunity for us to learn what you’re hoping to achieve, answer initial questions, and determine whether we’re the right partner for your project.

If it’s a good fit, we schedule an in-home consultation with our principal designer. During this visit, we walk through your space together, explore your vision in detail, discuss functional and aesthetic goals, and identify opportunities that may not be immediately obvious. We also begin to uncover constraints, possibilities, and design considerations that will shape the project moving forward.

Preliminary Budget

Using your wish list and a clear understanding of the quality and specifications you want, we prepare a preliminary construction budget for your renovation or custom home build. This budget is a detailed, line-by-line estimate developed from our site meeting, informed by past project experience and detailed site takeoffs.

You’ll receive this budget as a flexible “menu” of options, allowing you to choose scopes of work based on your financial comfort level. It helps you decide whether to refine the scope, explore alternative approaches, or confidently proceed with larger elements of the project.

This step saves both time and money by helping you understand what you’re comfortable investing and where adjustments or savings may be possible. With a clear budget framework in place, you can make design and construction decisions with confidence — before making any major financial commitments.

Once you’re ready to move forward, the project enters a collaborative design phase where concepts are developed into drawings and refined plans that bring your vision to life.

Phase #2 - Design

With a design retainer in place, we collaborate closely to refine scope, selections, and overall design. Detailed measurements, conceptual drawings, and 3D renderings bring your vision to life and create clear, build-ready plans—allowing for accurate pricing, confident decisions, and fewer surprises during construction.

Concept

Once you are ready to move forward with design, we request a retainer. From this point on, the project becomes highly collaborative, with a focus on scope, products, and design. The retainer at this stage typically ranges between $6,500 and $9,500, depending on the size and complexity of the project.

We begin by completing detailed site measurements and, based on insights gathered from our initial conversations, the team prepares conceptual drawings. These may include preliminary floor plans, exterior architecture, and a visual “picture book” to help communicate design ideas. Where helpful, 3D renderings are also created to bring the initial concept to life. Any design time is applied against your retainer, and if you choose not to proceed with construction, all design materials created during this phase remain yours.

A 3D rendering is a state-of-the-art, hyper-realistic model that simulates real life. It lets you see what your renovation or new home build will truly look like and gives you the opportunity to make adjustments before construction begins. From there, a detailed blueprint is created, providing the foundation for accurately pricing your renovation, home addition or new construction home project.
This step gives you greater confidence in your project by allowing you to clearly visualize the final outcome before any work starts. By seeing an accurate, lifelike representation of your completed space — including finishes, house design, and interior design — you can make informed decisions early, avoid costly changes later, and ensure the design reflects your vision. Investing time and professional talent into this stage not only enhances clarity and peace of mind but also saves money in the long run by reducing surprises and minimizing revisions during construction.

This phase makes sure your design, scope, and budget all work together. With everything aligned, we move into budget validation to lock in accurate pricing before construction.

Phase #3 - Budget Validation

With the design refined, we confirm detailed trade pricing and align the final budget with your scope, priorities, and investment. Our cost-plus, transparent approach ensures clear pricing, flexibility as your project evolves, and confidence before construction begins.

Once the designs are refined and nearing alignment, the team will schedule a site trades meeting to obtain updated pricing that reflects the budgetary areas shown in the floor plans and detailed scope.
From here, we develop a working budget that allows us to compare the preliminary estimates with real trade pricing. This step gives us valuable clarity and ensures that the project is aligned with your priorities and investment expectations.

Budgeting with transparency

As a cost-plus builder, we believe this approach provides the best overall value to our clients. It ensures you see exactly where every dollar goes – whether the project includes interior renovations, house exterior renovation, or custom home build – and allows us to align the project budget closely with the details of your design.

Before construction begins, we put significant effort into gathering detailed, itemized quotes from our trades and suppliers to ensure the pricing accurately reflects the full project scope, specifications, and materials. This diligence allows us to present a clear and reliable budget along with a schedule of payments and a reasonable timetable for completing the work.

During renovations—where unforeseen conditions can arise—we work diligently to keep you informed of any changes. This allows you to remain flexible as the project progresses while still maintaining confidence in the financial outlook. Our goal is to ensure you are never met with unexpected expenses or big surprises at the end of your project. We are committed to transparency from start to finish so you can move through your build with clarity and peace of mind.

Phase #4. Construction and Management

Once you approve the final budget, we prepare your construction contract and transition seamlessly into the build phase with clarity and confidence. Our integrated team protects the integrity of your design, maintains a clean and respectful site, and provides a single point of contact for clear, consistent communication throughout construction.

Pre-Construction Meeting

Before any purchasing, permitting, or site preparation begins, we hold a pre-construction meeting to review details unique to your household—access, routines, storage needs, pets, neighbors, and any other considerations to ensure the construction fits smoothly into your daily life. We then confirm materials, timelines, and next steps to prepare for a smooth build, with construction typically beginning 4–6 weeks later once materials arrive.

Throughout the build

Throughout the construction phase, ongoing communication and decision-making are a natural part of the process. There will be continual dialogue to address questions, provide updates, and manage any changes that may arise as the project evolves. While we work proactively to minimize surprises, it’s normal for new items to surface during a renovation.

We want clients to understand that this continuous communication is essential. Our goal is to maintain open, consistent contact between both parties so the experience remains as streamlined, transparent, and enjoyable as possible. To support this, we provide weekly updates in coordination with the project manager to keep everyone aligned and informed.

As construction comes to an end, your home becomes a fully realized expression of your lifestyle, taste, and vision for the future. From here, our relationship evolves into long-term care and support — ensuring your home continues to perform beautifully for years to come.

Phase #5. Completion & Care

After construction is substantially complete, we remain actively involved to address any minor items and ensure your transition into your home is smooth and stress-free. Even after final sign-off, Woolrich continues as your long-term service partner—backed by trusted trades, deep knowledge of your home, and a two-year service warranty for ongoing peace of mind.

Post-Construction Support

After substantial completion of construction, Woolrich remains an active part of your service experience. It’s completely normal for minor items or small deficiencies to arise after you move in, and we work hard to address these promptly as part of the standard post-construction process. Our goal is always to get you into your home as quickly and smoothly as possible.

Even after the final sign-off is complete, Woolrich remains your extended service partner. We know your home inside and out, and we maintain strong relationships with all trades and suppliers involved in its construction. This allows us to assist you efficiently should anything come up in the future.

Woolrich proudly provides a two-year service warranty, ensuring you continue to receive support and peace of mind long after construction is finished.
